10-Step 2025 Home Sale Plan for Dayton-Area Sellers

Thinking about selling in the next 12 months but not sure where to start? This is the same 10-step plan we walk our Dayton-area clients through before we ever put a sign in the yard. Use it as a checklist so you don’t waste money on the wrong updates or leave money on the table when you sell.

 

Step 1 – Get clear on your numbers

  • What’s your rough equity position right now?

  • What will you likely net after payoff, fees and costs?

  • Do you need that equity for your next home or other goals?

 

Goal: decide if selling in the next 6–12 months actually makes sense for you.

Step 2 – Choose your timing window

  • Look at school schedules, job changes, lease end dates and life events.

  • In our Dayton market, summer market typically has the most buyer activity, but there are pros and cons to each season.

 

Goal: pick a target month to list so you’re not rushing last minute.

Step 3 – Light inspection of your house

  • Walk the property like a buyer would: curb, entry, main living, kitchen, baths, basement.

  • Note anything broken, worn out, or likely to show up on an inspection report.

 

Goal: create a realistic “fix list” instead of randomly renovating.

Step 4 – Only do the high-ROI fixes

Focus on:

  • Safety / major function issues (roof leaks, obvious plumbing, electrical hazards)

  • Simple cosmetic updates that change first impressions: paint, caulk, deep clean, landscaping, lighting.

Skip:

  • Big remodels that won’t pay you back before you sell.

 

Goal: spend the least amount of money that gets you the biggest bump in appeal.

Step 5 – Declutter, depersonalize & pre-pack

  • Remove 30–40% of items from closets, counters and surfaces.

  • Box up extra decor, toys, off-season clothes and store neatly.

  • Neutralize personal photos and strong style choices where possible.

 

Goal: make rooms feel spacious and calm, not lived-in and crowded.

Step 6 – Pre-list “mini stage”

You don’t have to hire a designer, but you do want:

  • Clean, simple furniture layout that makes each room’s purpose obvious.

  • Matching lamps / pillows / small decor to tie spaces together.

  • Fresh white towels and simple shower curtains in baths.

 

Goal: your home should look amazing in photos first, then in person.

Step 7 – Strategic pricing plan

  • Review a detailed CMA prepared by an agent (not just Zillow) for similar homes that actually sold.

  • Decide if you want to:

    • Price at the top of the range and risk sitting, or

    • Price competitively to attract multiple buyers quickly.

 

Goal: choose a price that fits your timeline, condition and the current Dayton demand.

Step 8 – Launch plan (not just “list it & hope”)

Your launch should include:

  • Professional photography and, where appropriate, video / reels.

  • Promotions run social when the listing hits the market. (Can discuss coming soon rules too!)

  • Email + text to potential buyers and local agents.

  • Open house / showing plan for the first 7–10 days.

 

Goal: stack as much attention as possible in the first week on market.

Step 9 – Offer strategy & negotiation

Before the first showing, decide:

  • What’s your ideal price and terms?

  • What’s your “we’d still take it” backup plan?

  • How flexible you are on possession date and repairs.

 

Goal: respond to offers quickly and confidently without second-guessing every decision.

Step 10 – Plan the move & your next home

  • Decide where you’re going next: buy, rent, or another temporary step.

  • Talk with a lender early if you’ll be buying again.

  • Plan movers, storage, and key dates so closing week isn’t total chaos.

 

Goal: line up your sale and next step so you’re not scrambling after you’re in contract.
